OFFERING DESCRIPTIONThis offering consists of +/-941 acres located southwest of the Town of Camdenton, Missouri. Camdenton is a picturesque “Lake of the Ozarks” community nestled between Jefferson City to the north and the Springfield to the south. The property is located on the eastern side of Route AA just north of U S Highway 54. The gently rolling tract has an irregular shape and is mostly wooded. The property has +/-12,000 linear feet of frontage on Lake of the Ozarks and +/-21,000 feet of road frontage. Of the entire +/-941 acres, approximately 80% is influenced by the road frontage and 20% is influenced by the lake frontage. Electricity is available to the tract. There is also a private mechanical sewage treatment plant on the adjoining parcel, which can service the subject property.
The property is zoned P-2, Parks and Recreation; however, due to the residential nature of the immediate area a zoning change is probable to mixed-use with the majority of the property being for residential development and smaller specific sections of the tract being allotted for supporting neighborhood commercial uses. The current growth trends in the neighborhood are upscale single-family and condominium residential uses on sites with lake frontage and commercial uses on properties with paved road access and in close proximity to U S Highway 54.

MARKET SUMMARY
MARKET AREA DEMOGRAPHICSThe Lake of the Ozarks market encompasses Camden, Miller and Morgan counties in central Missouri. The lake is the largest lake in the state covering 58,000 acres. The lake is 93 miles in length and has 1,375 miles of indented cove. Lake of the Ozarks is a prime vacation and tourist destination and is easily accessible from all areas of the state. Approximately 69% of residents who own a second home, have their home at Lake of the Ozarks. An estimated 31% of the lake’s property owners are out of state residents.
The lake and the surrounding area offers an abundance of recreational activities including boating, fishing, water skiing, camping, hiking, picnicking and horseback riding. In addition to the recreational opportunities as well as scenic beauty afforded by Lake of the Ozarks, the region’s cost of living is one of the lowest in the nation. This has resulted in an area growth rate that exceeds the national average.
Of the three counties surrounding the lake, Camden County is the fastest growing. The current population of the county is 37,051. The county experienced a 34.8% growth from 1990 to 2000 and by 2025 the population is expected to exceed 46,000. Another factor, which has contributed to the high growth rate in the lake area, is the availability of private citizens who own lakefront property on Lake of the Ozarks to construct their own boat docks. This has been a significant factor relating to the increasing population around the lake and the expanding number of single-family dwellings, condominiums and waterfront resorts.
Tourism and out of state property owners provide the largest generation of revenue to Camden County. Over five million tourists per year visit Lake of the Ozarks with $144.18 million in revenues generated. Of the county’s 33,470 housing units over 46% or 15,566 are owned by non-resident property owners. These dwellings are typically second homes and are occupied for recreational and/or seasonal use.
The main arterials extending through the area are Highway 54 and Highway 5. Highway 54 is the primary north-south road connecting Camden County with Jefferson City to the north. Highway 5 extends east-west and intersects with Interstate 44, which extends from Springfield to the south and St. Louis 165 miles to the northeast. Lake of the Ozarks State Park, located in northern Camden County, is the largest state park in Missouri. The park encompasses over 17,000 acres and plays host to 200 fishing tournaments a year.
