Laughlin Ranch is a 12,500 acre master planned community nestled between the Colorado River and the Black Hills of the Mohave Desert in western Arizona. The community is part of Bullhead City in Mohave County. Surrounding the development on three sides are public lands managed by the Bureau of Land Management. Laughlin Ranch is currently under development with Phase I nearing completion. The premier golfing community features a championship 18-hole golf course, driving range and a $50 million country club with swimming pool, gourmet restaurant, banquet and meeting rooms and world class day spa. When complete, after an estimated 25-year build-out, Laughlin Ranch will feature 44,000 residential units, 3,000 acres of community open space, a private beach on the Colorado River with boat launch, equestrian center, shooting range and access to over 60 miles of natural trails. Supporting the community within the development will be mixed-use village centers containing medical facilities, offices, service stations, marketplaces and specialty shops.

Laughlin Ranch will also contain commercial and industrial employment developments and a flagship shopping mall. This new southwestern town is the first of it’s kind in Mohave County. The subject property consists of Section 33 containing 640 acres and the majority of Section 28 containing 475.65 acres. The tract is part of future Phase III of Laughlin Ranch. The site has a level to sloping topography, irregular shape and desert terrain. The acreage will have access from Silver Creek Road, which extends west to east just north of the property. As Laughlin Ranch is developed, the property has a planned mixed use of low to medium high density residential and neighborhood office and commercial uses. In addition, as Phase III is developed infrastructure will be extended from Bullhead City. With the approval of a Community Facilities District Bond, the financing mechanisms will be in place to provide funding for infrastructure to the property.

The acreage is in foreclosure and is being exclusively offered by DLG Realty and Investments. The property has not been actively marketed. The lender is currently accepting a limited number of pre-market offers and is amenable to a direct sale to investors. The offering price of the property will be increased after the real estate is conferred to the open market.
