    Las Vegas, Nevada is the second fastest growing metropolitan area in the United States. According to the US Census Bureau, from 2000 to 2006 the population in Las Vegas showed an increase of 29.2%, the fifth largest increase in the nation. As of 2005, the Las Vegas Metropolitan Statistical Area (MSA) was the 31st most populated area in the country.

    Clark County represents approximately 76.64 percent of Nevada’s population with approximately 95% of the county's population being in the Las Vegas Valley. In terms of land area, Clark County has 174 people per square mile and the City of Las Vegas has 4,223 people per square mile. According to U.S. Census Bureau estimates, the 2006 population of Clark County was estimated at 1,912,654 a 25.5 percent increase from 2000. As of May 2007, the total population of Clark County was 2,024,872. This represents an increase of 5.2% over a one-year period.

    The majority of Nevada and Las Vegas’ growth is a direct result of in-migration. Population growth rates of approximately 2.5 percent to 5.5 percent per year are expected for the next five years. Over three-fourths of the population of the state lives in the fast-growing Las Vegas metropolitan area.

    Mountains surround the Las Vegas Valley. However, the majority of the Valley is mostly level to gently rolling desert terrain. The elevation is approximately 2,000 feet above sea level. Clark County comprises 7,910 square miles and the City of Las Vegas has 113 square miles of land area. The climate is that of a high desert region. With a moderate year-round climate and low humidity, plus an average of 289 sunny days per year, there are ample opportunities for outdoor recreational activities. The climate has been an important factor in attracting permanent residents and visitors to the area.

    Las Vegas has excellent transportation linkages with other large cities in the western United States and across the nation. The city is served by four major highways that connect other metropolitan areas including Los Angeles, California; Salt Lake City, Utah; Phoenix, Arizona; and Reno, Nevada. Las Vegas is ideally positioned at the hub of an 11-state region having a population base of 42 million residents.

    McCarran International Airport is the third busiest airport in the United States with over 41 million passengers annually. In 2006, nearly half of all Las Vegas visitors arrived by air via McCarran, making it a major driving force in the Southern Nevada economy and one of the top ten busiest airports in the world. According to Applied Analysis, 4,170,268 air passengers traveled through McCarran in May of 2007. This represents an increase of 6.8% over the previous year. Income derived from aviation activity generates significant economic benefits estimated at $25 billion a year.

    The Las Vegas metropolitan area annually captures approximately 75 percent to 85 percent of the state’s new jobs. Diversification supports resistance to sharp economic recessions and allows quick responsiveness in periods of expansion. The greatest economic emphasis in Las Vegas is on the tourism, gaming and convention industries. As of May 2007 there were 133,082 hotel/motel rooms in the Las Vegas market with an average occupancy of 92.1%. Additional development will increase this total to over 150,000 rooms by the end of 2010.

    The overall composition of the employment base in the Las Vegas MSA continues to be dominated by the service industries, including leisure and hospitality and professional and business services. Strong areas of recent employment gains in the Las Vegas MSA for 2005 and 2006 were in retail trade, transportation, construction and utilities. With the current and proposed growth in casino construction and the growth in the industrial sector, it is reasonable to project continued employment growth within the construction, manufacturing and service sectors.

    The annual unemployment rate for the Metro Las Vegas area in 2006 was 4.1%, which is about the same as the average for year-end 2005. The total labor force increased from about 862,678 for year-end 2005 to about 924,959 in 2006. These unemployment levels are below the national annual unemployment rate for 2006 of 4.6%. The seven month period from January 2007 to July 2007 show an unemployment range of 4.2% to 5.1% with an average seven month rate of 4.5%, which is below the national average unemployment rate of 4.6% for the same time period. Over the past year, Las Vegas’ employment condition has generally outperformed that of the nation.

    Significant corridors of growth in metropolitan Las Vegas include the Green Valley/Henderson area west of Interstate 515, where the subject property is located. As of January 1, 2000, the City of Henderson surpassed Reno as Nevada’s second largest city. The region is growing outward in all directions; however, the northwest, southwest and southern sectors are experiencing the greatest amount of sustained growth.
