DORADO
THE WAY THE WEST SHOULD BE
Dorado’s location puts families and residences close to great recreation such as:
The Colorado River & Lake Mohave
The Tranquil West Rim of the Grand Canyon
     Laughlin Entertainment & Gaming Excitement

An equestrian center, Horse Park and Rodeo Arena; a special place for Golden Valley’s special events
Sport Parks with plenty of space were kids will have an opportunity to play freely and grow up safely
Dorado Town will be a focal point for the community and by donating land for Education, Government,
and Community Services we can insure a vibrant Downtown for everyone in the Golden Valley
           area and their families.

Dorado Town is where Golden Valley will come alive with activity. Main Street is where you’ll find:
Your Mayor, Your Councilmen, Your Sheriff & Your Lawyer
Your Teacher, Your Pastor , Your Doctor & Your Banker
Your Grocer, Your Baker, Your Barber & Your Beautician

Dorado Town, a place where people will meet, neighbors can be neighbors, a true town with western style values.

Dorado is a place where everyone will be welcome:
Large Estates will accommodate the gentleman cowboy looking for wide open spaces
Spacious Lots will give Snowbirds enough room for RV storage and hookup
Affordable Lots with enough size to offer hard working men & their families’ room to build & grow
Dorado will offer our seniors and teachers affordable convenient housing options like our Town Lofts

Dorado Town will be a place that will allow everyone to get out, stretch their legs, and stroll around. Just like the old west, Dorado Town will include Government Services and a Village Plaza as the focal point for social interaction and community events.

Creating a home for Snowbirds at Dorado is important to Golden Valley’s local economy. Dorado Snowbirds will love Dorado home sites. By offering RV owners what they are looking for, Dorado will give our Snowbirds room to breathe with parking space and RV hookups right on their lot. Kids of course are the future, and the community’s primary focus. Good schools will be one of the main reasons people choose to live at Dorado. In addition, security, emergency services, health care and employment opportunities will be carefully planned to ensure our community’s well being.

As Dorado looks towards to the future we want to see Golden Valley transformed by our commitment to the area.

MARKET SUMMARY
MARKET AREA

The western section of Arizona has earned the nickname “Arizona’s West Coast” due to the area's breathtaking location along the shores of the spectacular Colorado River, near the junction of Arizona, California and Nevada. Golden Valley is a thriving bedroom community of Kingman and where striking scenic beauty provides a backdrop for a variety of attractions and outdoor recreational activities. Golden Valley is part of Mohave County, the fastest growing county in Arizona. Kingman, “The Heart of Historic Route 66” contains the longest remaining portion of the original highway as well as being the gateway to the western rim of the Grand Canyon, Hoover Dam, London Bridge and the City of Las Vegas. Laughlin, Nevada, located a few miles west of Golden Valley, is located just across the Colorado River and offers a host of activities including gambling, top name entertainment and gourmet dining. Golden Valley, situated near Routes 93, 68 and Interstate 40, is convenient to Bullhead City, Lake Havasu City, Lake Mohave, Lake Mead National Recreational Area, the Grand Canyon, Phoenix, Arizona and Las Vegas, Nevada.

Kingman serves a trade population exceeding 200,000 and with over 300 days per year of sunshine and an average annual temperature of 74.5 degrees, the Kingman/Golden Valley area boasts of over six million visitors a year. Tourism generates $1.2 billion in revenue each year. The median age for the population is 45.8 years and the average age is 42.3 years. The low median age of the area provides a strong source of workers as well as serving to attract corporations seeking an affordable work force. This contributes to the areas low unemployment rate of only 4.3%, which is below the national average. Between 2000 and 2007, Mohave County experienced an 18.65% growth rate and the population is projected to grow by another 14.00% over the next five years. Mohave County’s population grew at three times the national average and is expected to continue to outpace the country over the next several years.

Mohave County’s expanding population can be attributed to several factors. In addition to the mild climate, low unemployment rate, scenic views and “gateway” location, Mohave County also offers affordable land. The area has attracted an influx of people from all over the country, including young professionals, empty nesters and retirees. As a result, the real estate market is one of the fastest growing segments of the region’s economy and has resulted in the expansion in the number and variety of affordable homes in the area. This is a dynamic area for investment opportunities as vacant land in the Las Vegas Valley is becoming increasingly scarce and land prices have increased to record levels. The diminishing land supply in Las Vegas and increasing costs are making the Golden Valley area a very viable alternative for residential developers. The local market benefits from its diversified economy, low cost of living, abundant attractions and outdoor recreational activities, temperate climate and picturesque settings. These factors contribute to a strong economy and continued growth in the foreseeable future.
